It is VERY important to have a professional roofing insurance resoration specialist inspect your roof first. This person will determine whether or not you have a claim. Next, you will contact the insurance company to make a claim and an appointment. The restoration specialist will be there to meet with your claims adjuster.

Immediate repair is required, to prev…ent furtherdamage, and then the issue of paying for the repairs can beaddressed. If the owner carries a HO-6 -- owners policy; if a tenant carries arenter's policy; and the association carries a master policy, thenthe insurance carriers can work toward deciding who pays for therepairs. As well, the roof repair team -- if properly vetted -- carriesinsurance, and/or their work, by contract, should be warrantied andguaranteed for a period.
Is my roofing contractor liable for the repair to my plaster and wood ceilings caused by a new roof which leaked - they claim that the contract states that they are not responsible for this damage.?
Even if the roofing contractor says it's not his responsibility you may be able to get him to pay for damages by going to court - assuming no other conditions like hail could …be responsible. But you have to consider the cost of the repairs both to roof and interior. Small claims court is basically a waste of time. You'll have to prove faulty workmanship - like improper or missing flashing - failure to step-flash around chimney- nail holes in the shingles-problems with plywood sheets if they replaced those...just to name a few possibilities. An inspection by an independent home inspector would be good. If there is defect with the shingles themselves, you can call the company that makes them and have a rep. come and inspect possible damage.. I'd suggest that your first move should be to call your homeowners insurance company and talk to them about it. That's what you pay them premiums for and they may cover the cost of repairs both to the roof and the interior damage. - and maybe go after the contractor for you. Get their advice first.. If you find the contractor truly is at fault - be sure and report him to the Better Business Bureau.. Another trick - if you have a TV station that has a consumer help feature as part of their local news programming - contact them and see if they will get involved in helping you resolve the issue.. They would cover it if the damage occured during the policy period. The damage would have to be sudden and accidental damage, not wear and tear.

Possible exceptions to this would be if the homeowner didn't like the contractors per square price and instead offered them per hour labor only bid. But if the contractor bid the price at per square for their price (say $350/square, labor and materials included) the contractor would absolutely be responsible for any damage for any leaks underneath their installed product.

Call the contractor and have it fixed. Were they install correctly. Are all the vents leaking or just one? Were they sealed? A properly installed vent shouldn't leak even if i…t has not been sealed. The bottom edge may be under the shingle instead of on top of it. You should shingle to a point and then put the vent on and shingle on top of the nailing flange from one third to one half of the sides of the vent depending on where it comes on the rows.

If you are able to do… the work yourself you can save some of the repair money but, you really need to know what you are doing because it's not as easy as it looks. I'd say, get the roof repaired.

From a licensed Builder: Because the framing for the addition will overlay the existing truss-framed roof, you should have an engineer determine whether the trusses can sup…port the weight of the new roof. If you get the engineer's OK for the project, your top priority is keeping your house weather-tight during construction. First, set the new rafters or trusses on the addition walls up to the point of the eave of the main house, and snap chalklines on the shingles to mark the center of the new valley. You can strip the shingles out of the area that the new roof will cover, but to be safe, I often leave the old shingles in place and frame over them. You'll need to install a valley board or nailer over the old roof shingles to create a solid nailing surface for installing jack rafters (see drawing). After nailing down these two boards, dab roofing cement on the nails and along the outside edge. The roofing cement will resist possible leaks overnight. The easiest way to tie in the new shingles with the old is with a cut valley (see Four Ways to Shingle a Valley ). After the addition roof is framed and sheathed, snap a line on the existing roof shingles 2 in. up from the valley center, and cut through the shingles and underlayment. Starting two courses higher than where the new ridge meets the old roof, unseal the shingle tabs (a thin flat bar or a joint-taping knife works well), and pop the nails of the overlying course. Remove two shingles to each side of the new valleys until you reach the bottom. Save those old shingles, and number them for replacing later. Lift the underlayment out of the way, and then lay a 3-ft.-wide roll of waterproof shingle underlayment in the valley. Shingle the addition roof, letting the new shingles fold through the valley center and onto the old roof deck by at least 1 ft. Re-lay the shingles you removed from the existing roof. Bed the end of each shingle in a 2-in.-wide ribbon of roofing cement placed 4 in. up from the valley center.
