There is a wide array of costs concerning roof replacement, regardless of the area. The material used, size in square footage, labor costs, and so on. Sometimes a second layer of shingles can be added, but use caution since you may just be covering up an underlying issue with the roof structure or m…old and algae. In many cases, when the shingles are replaced, new plywood, tar-paper and flashings may also need replacement. If the roof is being completely redone, you may be able to add insulation in the roofing materials at that time. Due to these factors, obtain estimates from professional, licensed roofers who physically inspect the property. You can save a lot of money by doing it yourself which is not all that hard! To measure the roof.(if you can't get on the roof, measure from the ground like most roofers do.) measure length of building, then count how many shingles there are going up the roof. The exposed tab is approx. 6", now multiply by amt. of shingles and divide by 12 to give you the footage up the roof. Multiply length by height, every 100 sq. ft. equals a square. Ex. 30x15=450sq.ft. or 4 1/2 squares. measure back and front, and add 15 % for waste. Next, you will need to decide is what roof materials you will use. If you don't know, you should learn about the different roofing materials available and make sure that they are code where you live. Regardless of how many layers you have you should rip-off the old shingles and replace the underlayment materials with the new ones as needed. Go to a roofing supply and price out the shingle you want and the ice and water shield (prevents water leaks). You also should install a ridge vent. The price will vary depending on size, material, location, warranty, etc. I just did my roof and it cost $5500. I had estimates from $5500 to over $10,000. When you call a roofer, ask if he does subcontractor work. You should pay approximately $125 to $150 per square with you buying the material. There are websites to find contractors. You put in your project and several contractors will contact you. You then get to see their ratings. This may lead to calls from those companies, since the sites provide them with leads. Usually, 3 to 4 bids will do; additional ones are likely to be within 5% of each other and you won't have wasted a lot of people's time. Angie's List is also a good place to check for recommendations. Finally, feel free to negotiate. Tell them you cannot afford their price, and can they cut $XXXX.xx. Or ask for their best price. Make sure the cost includes protecting your landscaping around the home and any cleaning up of materials. (MORE)
If you replace a leaking roof and add a deck to your rental property can you deduct the costs on your taxes?
You can deduct the costs over time. Both items are considered capital expenditures, so must be depreciated over the life of the property (27.5 years).
Why are some Katrina victims with roof damage and HO3 replacement cost policies being paid for generators and whole roof replacements while others are not?
An HO3 policy typically includes cost of replacement. However, that does not mean that the entire roof will be replaced just because there is a damaged part. An HO3 policy will cover the cost of repairs up to full replacement of the entire roof if it is unrepairable. If the roof can be repaired t…hen that's what the company will do. Answer The coverage depends on the insurance policy that is purchased. All HO3's are not equal. This should be discussed with the local insurance agent. Answer Insurance claims are negotiations and each home owner and adjuster does not negotiate equally. It's up to the homeowner to get educated on their rights and demand coverage based on those rights. (MORE)

That depends . That depends on a lot of stuff. How big is the roof? What quality shingle -- assuming it's shingles -- are you going to replace it with, 20-year, 30-year, or even better? Sometimes you can just lay the new shingles over the old, but it depends on how many layers are already on the roof... but before you lay new shingles you need to get in the attic and check for any leaks that you may need to replace plywood before shingling.
Answer . Depends on where you are at and what grade of shingles. Topeka, Ks, USA the cheap ones are $14.95 at the moment.
In the Dallas - fort worth area. The cost of re roofing your house will depend on the type of roof your have. How steep is your roof. You can get bids from roofers; this would be a good step. Roofing materials vary; the most common is asphalt shingles. Go for the 25 year rated instead of the 20 year. Guarantees don't mean much but the higher guarantee indicates a heavier-duty product. Guess: $50-100 per square (100 square feet;… covers 10'x10' area). This will depend a LOT on how complicated the roof is. If you need sheathing (like plywood) replaced, guess $75 for each 4x8 sheet, installed. This does not have to be done unless rotted or something. If needed, though, don't skimp here. Roofs take maintenance and you don't want to fall through the roof in the future. Tearoff: If an existing asphalt shingle roof has 3 layers of shingles, you need to tearoff the old shingles before putting new on. This bid should include taking away all materials to the dump. Guess: $40 per 100 square feet. If you need new sheathing, then you will have to have a tearoff regardless. Quality counts with roofing! Its expensive, but critical to get a good quality job. (MORE)
Sure. Don't do it if it is snowing, if you remove the sheathing, otherwise fly at it
That's funny you have the same problem as i do. my 69 is just about rusted through all over on the roof, so i have heard quite a few different ideas. One is to chop the entire room off, and weld in a new one, This is quite expensive and the cheapest shop that i found said $300 plus you have to find …a donor car with a good roof. The other idea is to just cut the Sheet metal off of the roof, because there are still structual braces underneith. Then just weld in new sheet metal. the problem with this idea is that it is very hard not to warp the metal in such a way that the car looks rediculas. The easiest way and the way that everyone says not to do is just to sand down, Get some rust spray, and fiberglass the roof. don't just fiberglass the hole because rust will never stop till you cut it out, so if you fiberglass the entire roof, It wont cave in even if the rust continues. Im going to go ahead with this idea, because if i try and mess it up, its like oh, well ill just buy a new roof like i was going to anyway. I think its worth a try, but do your best to cut away small patches of rust, and sand the rest. Then fiberglass. Good luck, (MORE)

It depends on why your roof needs replacement. If your roofing material has reached the end of it's life expectancy (normally no more than 20 years) then it is not covered. This is an owners maintenance issue considered a normal and expected part of home ownership. Much the same as a home needing… an occasional paint job. If the roof needs replacement due to damaged caused by a covered peril such as Fire, wind hail etc. then you may have coverage. If damaged due to a covered peril and you have a replacement valuation on your policy then your insurance company would cover the cost of repair or replacement depending on the extent of damage and the roofs repairability. If you purchased a less expensive policy based on ACV, then the insurance company would only pay the depreciated value of the roof. In this case the home owner would need to make up the difference out of pocket in order to pay for the roof replacement. (MORE)
Sooner or later, every roof needs to be replaced, usually due to the long-term effects of weathering. If a residential roof is more than 20 years old, it is a prime candidate for re-roofing. To determine if you need a new roof: On the ground, walk around your home with binoculars and inspect… your roof for cracked, curled or missing shingles, as well as any excessive loss of the protective mineral granules. DO NOT CLIMB ON THE ROOF ; walking on the roof is dangerous and can damage your roof. In your attic, take a flashlight and look at the underside of the roof deck and rafters for any stains or wet spots indicating water leaks. Asphalt shingles can often be applied directly over existing roofs without the necessity of tearing off the old roof. However, new shingles cannot be properly applied over hard or brittle materials, uneven surfaces for nailing or roof decks with warped, rotted or unsound support that should first be replaced or repaired. Some local ordinances forbid re-roofing over two or more layers of shingles. If a home already has been shingled several times, it is important to first determine if the roof deck can support another layer of shingles before undertaking any re-roofing project. (MORE)
It depends on why your roof needs replacement. Bear in mind thatyour property insurance policy is "Hazard and Accident Insurance",and not a home warranty or home maintenance policy. If your roof was damaged by a covered peril such as wind, hail, lightning, etc, Then your homeowners insurance would c…over the costof repair subject to your deductible of the damaged portion. Itwould only replace the entire roof if your policy has replacementvaluation and the roof was damaged beyond the ability torepair it. If your roof is just old and has reached it's life expectancy thenit is not covered under your homeowners insurance policy. Thatwould be a normal expected maintenance expense incidental to homeownership. Composition shingle roofs for example have a rated lifeexpectancy of about 20 to 25 years. After the roof has reached it'slife expectancy it is considered to have depreciated to zero valueand therefore non-insurable. (MORE)

If I have hail damage to my seventeen year old roof shingles and I have replacement cost insurance does my carrier have the right to say that they won't pay due to the age of my roof?
Insurance is a State matter in the United States. Every state has an Insurance Commissioner or its equivalent that can answer your question and if the insurance adjuster is wrong, fix the problem. Shingles should last more than 17 years. You should at the least have 20 year shingles. In this state i…nsurance would probably pay 15%. I worked for an insurance restoration company ... and in Florida a 17 year old shingle roof is on its way out and usually considered pretty old. However, the insurance company should also consider the condition of your roof and not just its age. If your roof is in poor condition, requires maintenance, and under normal circumstances the hail would not have caused damage....then they will probably deny the claim as "maintenance". But then again, if your roof is in good condition and would have sustained hail damage regardless of its age...then your insurance company should cover the damaged part of the roof and replace the shingles....they probably will not replace the whole roof, just the damaged section. The answer would depend mainly on the size of the structure, the soundness of the bearing walls, and the size and experience of the crew doing the work.
