Fire sprinkler systems are effectively already zoned - you don't need to do anything special. When your fire sprinkler system detects a fire, it doesn't set off all the sprinkler heads at once. Instead, each fire sprinkler head goes off when the temperature underneath it reaches a specific temperature, meaning only the ones affected by the fire will go off.

How much water is needed for a sprinkler system?
The most common fire sprinkler system is a wet pipe system wich always has water in it. The sprinkler heads have a heat sensitive element, most commonly a glass bulb filled with liquid that expand when exposed to heat, after a certain temperature is met , usually 160 degrees or more the glass bulb breaks and allows water to flow on the fire in a uniform water density. The sprinkler system may have an alarm device that sounds an audible alarm in the building, and/or call the fire department. The system may have a connection for the fire department to add to the automatic water supply. there are other types of systems, dry-pipe, preaction, and others which are similar but do not have water in the piping initally due to concerns of freezing water in the system, or sensitive areas where accidental water damage would be a greater problem than fire.(museums, computer rooms, etc)

How much value do residential sprinklers add to a home?
depending on what kind of sprinklers you are talking about , fire sprinkler system or a irrigation sprinkler system but both systems would be different values in different parts of USA. If you live in a city the value would be more then if you live out in the country. In today's times and you want to sell your home faster by placing one of these systems in it, I don't recommend it unless the buyer wants one in because it seems that you will never get the money you spent on such a system.

There are sprinklers that come equipped with rain guages so that they do not turn on when it is raining. Unfortunately, they only come equipped with in-ground sprinkler systems and these guages can add as much as hundreds of dollars to the cost of installing an in-ground sprinkler system. For above ground sprinkler systems (those that you have to attach to a hose) such a guage does not exist.
