Before repainting any furniture or cabinets, it's a good idea to wash it first with trisodium phosphate (TSP), which is found in the paint section of the hardware store. To remove heavy wax build-up, use mineral spirits or paint thinner, rags, and lots of elbow grease. You might have to use fine steel wool, especially if the wax is in crevices. Remember, your goal is to remove the wax, not damage the wood. Any wax left on the wood will prevent the paint from sticking as it should, and you will be left with streaks.
I have had 5 surgeries and was told to take it off for all of them
No, hand sanitizer will not remove nail polish. Hand sanitizer is made up of mostly alcohol, an ingredient that kills germs. Nail polish needs something strong such as acetone or an acetone alternative, like ethyl acetate to remove it. Alcohol, when used on a clean nail prior to polishing, actually makes the nail polish adhere better because it cleans the surface of the nail!
i would assume so however make sure you cover the openings and remove the barrel prior to painting.
Wax needs to be removed prior to painting. A wire brush, followed by a flat scrapper and finally washed down with spirits will give you a pain-table surface.
Waterbed.
If it's alkali then you'd have to use a neutralizer, like water, ammonia or baking soda, prior to painting. The pH of the surface has to be below 10 prior to painting.
Not as a general rule. What the prior owner leaves or takes depends greatly on their needs and attitude at the time of foreclosure. If they left under ideal circumstances they will have taken all furniture and left all fixtures (anything attached to the home) and cleaned out all garbage and refuse. If they left under less than ideal circumstances, prior owners have been known to leave massive amounts of garbage and old furniture, and even remove or destroy fixtures. It is always possible to negotiate with a prior owner to take or leave certain items if they are still in the home when the new ownership is official.
A long time ago I bought an outdoor patio furniture set from them. It was called "at home" by Nordstrom. I haven't seen anymore now-a-days. Cost me an arm and a leg but it was and is solid stuff, I still have it.

The greater the depth of the pit or scratch, the more aggressive action is needed to remove it. For fine surface abrasions, polish with 600 grit sandpaper. For a really smooth surface, polish with jeweler's rouge. For severe pitting, the gun may need to be draw filed (with a file), then polished with successively finer grades of sandpaper, then polished.
All plumbing SHALL BE inspected and accepted prior to closing or painting
Open celled foam must be sealed prior to painting. The seal is a simple mixture of white glue thinned with water and brushed on.
