It depends on many things. How many rooms and what size are they, where the house is located, how many different colors and sheen's will be used, how many repairs need to be made, is there base boards and crown molding, is there furniture that must be moved.....and so on. Have three painters submit a bid. Ask for pictures of their work and get at least three references and check them.

If you are a pro then don't use gimmicks like multiply by three, these tricks are not reality. The first thing to do is establish your bottom line or break even price then add profit.

This is only one answer and may not be the best for your area. Different areas have different requirements and expenses.

First you must measure the ceiling height. Then you need to measure the width of the walls and get the ceiling area (if you are to paint them). If all rooms are to be painted the same color, multiply the wall dimensions (add the length of wall 1, 2, 3, 4 etc) times the ceiling height. Add that to the ceiling area (if the colors are all the same) you will have the total area for the house. Simply find out how much area your chosen paint will cover per gallon, remembering that brushes use more than rollers and rollers use more than sprayers. Ask your paint supplier for more information on this.

If you are using a different color for each room, simply separate their measurements and go to the paint coverage phase above.

You will want to find out how much painter's tape and other supplies and equipment will cost. Quality is more expensive, but quality equipment will last through more jobs if you want to make this a career.

Now that you have all of the supplies and equipment priced (remember travel time, gas, any rentals needed and such), simply multiply the amount by three. If supplies cost you $300, you will charge $900 for the job. (Be reasonable, if you buy a new paint sprayer, you can't include that whole amount for your first job. If you do, you will have a very upset home owner and your reputation will not benefit.)

This method is simple, but works well in many areas. Some have found that multiplying by four or five will work in their area, but be careful and try to verify your bid with other sources (your paint supplier may be of help here, too).

Hi,

I just had my livingroom, dining room, den, foyer and hallway painted. Two coats on the ceiling, walls and trim ( the trim was done with oil based paint). The area is about 1000 square feet and I paid 3000 dollars. I trust this man gave me a good deal. He also did the prep work, light spackling etc. Hope this helps.
