There are none unless it is somehow construed as fraud in your state. Provided you are open and honest and the former felon is on the lease, there are no penalities asside from being legally denied.

∙ 14y agoThey certainly can. A landlord can refuse to rent to anyone, for no reason at all, as long as they aren't refusing for discriminatory reasons. The Federal Fair Housing Act forbids any from refusing a tenant based on race, ethnicity, marital status, sexual orientation, religion, creed, or family status.
By the way, I've known lots of ex-cons who were great guys. But then I worked in the construction industry.
