There are only a few risks associated with today's reverse mortgage.

  • it can affect Medicaid benefits if you receive Medicaid. Social Security and Medicare are not affected.
  • The equity is reduced in the home, and interest accrues each month. You can get a negative equity position in the home over time during times when the housing market is bad.
  • The interest that accrues on the reverse mortgage is only tax deductible when you pay the interest, so if you make no payments you won't have mortgage interest deductions on your income taxes.

The risk with the negative equity is somewhat mitigated as the lender only has recourse against the home for collection. if you move or when you pass away- any negative equity is the loss of the lender on FHA HECM reverse mortgages. You, your bank accounts and assets are protected.
