Why does it matter to California Commercial liability insurance if you build or remodel condos or apartments?
Condos and apartments in California are high risk construction projects and the construction defect statute of limitations of work like this done in California is 10 years…. We frequently see on site liability claims and construction defect claims for this type of work in California. New condos or apartments require a WRAP insurance policy in order to be covered, remodel work can be covered by a normal construction liability policy. Make sure you get certs and signed subcontracts from all your subcontractors so their liability flow to them not you.
Should you hire a general contractor to remodel your house if he does not carry general liability insurance?
Answer . No, you should not hire an uninsured contractor to do anything at all, remodel or otherwise, unless you are willing to fully accept and cover the costs of a loss …if anything goes wrong.
Yes. What if something happens to it?
It depends, if you are not changing the existing structure substantially (as in adding a room) you will not need one. If you are going to add a room, or will need to reroute e…xisting lines (sewer gas etc) then yes you will need some sort of permit, likely more than one. If you add any new electric, plumbing etc, you will need inspections for those as well. I just added a room onto my house, pain in the you know what to get things done. Sorry, I know it is a hassle, but that is the city of Tulsa for you. The city has a permitting center that is VERY helpful, and a website that will allow you to review the codes for yourself. In the codes you will find a list of exemptions. It really does not seem to make sense which items they chose for exemption but those are the rules. If you Google, the city of Tulsa permitting center, then follow the link on the page for the codes and ordinances, it will give you a pdf page. If you scroll down in the first few pages there are all sorts of amendments, and one of the amendments is the amendments to the IBC which is the system of codes adopted by Tulsa. The IBC is the International Building Code, and it is basically made my Engineers and Tradesman, and so what do you think they think is the safest way of doing things...(protecting their own interest?) Require that EVERYTHING be permitted and done by licensed professionals. SURPRISING ISN'T IT. So it is not that Tulsa says that everything needs a permit, but rather by the default of accepting the recommendations of the IBC and a few other code establishing organizations you therefore have a lock down on any work being done.
You should hire a licensed contractor. He should already have liability insurance and workmen's comp for his employees. If you do not hire a properly licensed contractor…, all the liability for anything tha might go wrong falls on you. If your insurance company discovers that you hired an unlicensed contractor, they could, and probably will, deny payment on any claims you may file. Tread cautiously!
Almost always. It depends on local rules and regulations, but there are few locations that don't have them. If you are residing under HOA management then you cannot remodel yo…ur house without asking their permissions.
Does a small historical assn which uses a room in a building whose owners have liability insurance need their own liability insurance?
This is not as straight forward as it seems. If someone visited the historical association and tripped over a floor board then the buildings insurance would be liable. Ho…wever if someone from the historical association mis placed a chair and a visitor fell over it then the historical association would be liable. You will need a general liability policy and you might be able to get a business owners policy that would cover your property and your liability all in one policy. The most in…clusive type of insurance package is a Business Owner's Policy (BOP). Many insurance companies have specialized BOPs that are comprehensive but priced to suit the small business market. The BOP includes both property damage and liability coverage. Typically this includes loss of property, data, records and income, theft and general liability against claims for injury or damage sustained by a visitor to your business premises or through the use of your services or products.
If you have a loan, probably. No loan would mean no requirement. Common sense though would require it. Adding it to your home insurance or renters insurance would probab…ly cost pennies.
The the person who owns the mortgage (mortgagee) wants to protect their investment.
Your homeowners insurance does not provide coverage for hired workers. It is advisable that you ensure your contractor's doing the remodeling job for you have liability ins…urance in the event they damage your property or someone else's and appropriate medical coverage or workman's compensation for their workers.
It really just depends on your lease. In some areas it is customary for the owner to provide the structures insurance while in other areas it is commonly part of a lease agree…ment that the tenant will provide it.
No, Your homeowners insurance policy is specific to the property and liabilities of the named insured(s)

There are many different options one might choose from when looking for house and building insurance. One popular choice is Home Insurance Select, where users can shop and com…pare quotes before purchasing.
Insurance companies are in the business in accepting your risk in exchange for an insurance premium. You have the risk of loss in loosing your home to fire, theft, windstorm, …flood, lightning, etc and by purchasing a policy you are transferring this risk of loss to the insurance company who agrees to rebuild your home or give you the funds to do so. The liability coverage also transfers the risk of liability loss from yourself to the insurance company. If someone came to your home and was injured on your steps by falling and you were negligent by not securing the steps properly and putting sturdy handrails on the steps. The insurance company protects you by providing your defense costs plus it pays any damages to the claimant if you are found negligent and required to pay a judgement by the courts.
