It is not as much as you would think, when doing the job yourself. The idea is to do the "prep." work first before renting the two types of sanders. You will be able to rent them for approx. $45/ 4hr period. The sand papers will run another $30 for the variety of "grits." Things to consider are removing the shoe molding from the perimeter of the room and the damage you may cause. After a "learning curve" you will be able to finish a bedroom sized area within the 4 hr. period, the rental place will probably credit you for any unused sand paper products. The finish products are up to you for stain and sealing, allow at least $100 for stain and urethane product (for a bedroom sized project.) I have been using the newer style "water based" urethane, I like the results. Remember; Dust is your major enemy, use a shop-vac and "tack cloths."
Note: Depending on the condition of the floor you may "prep." your floor by crawling around looking for any exposed nails (remove them or pound them below the surface), pay attention to any existing squeaks, most often you can solve the squeaks by pre-drilling and "counter sink" deck screws below the level that will be sanded (make sure you know where the joists are located before screwing.) Then fill the counter sunk screw heads.
