2,521 square feet. Source: 2006 Census study on housing. http://www.census.gov/const/www/highanncharac2007.html Clarification: this is only the average square footage for new homes completed in 2007. It doesn't take into account the average square footage of all the existing homes built prior to 2007. The average size from among the entire housing stock is about 2,171 according to the DOE's Energy Information Administration's 2005 Residential Energy Consumption Survey. http://www.eia.doe.gov/emeu/recs/recs2005/c&e/summary/pdf/tableus1part1.pdf
Additions add value to a home because of increased square footage. Some potential buyers may want a larger home. A larger home creates more potential to do more things with the extra space provided. Other buyers may compare the average cost of square footage to other homes in the area.
I assume that you mean homes and not the actual state. I don't know what type of home you are looking for or if you mean overall average. I'd do a bunch of research but you can do this one for yourself. Look at the prices of homes that you are interested in. Take the price of the home, ($100,000) and the square footage (2,000) and divide the price by the square footage. In this case 100,000 divided by 2,000 equals 50 or $50 dollars per square foot. Then you can average. Do this for as many homes as you want. Then add the price per square foot together from all the houses you used and divide by the number of houses that you used. That is the average price per square foot for your target area. The only problem is that the land is included in the price of the house for sale so you would have to use homes that were on the same size parcels. You could search the tax estimates at your local tax office for a more accurate idea. Tax information is public knowledge. I hope this is what you were after. Have a blessed day.
In short "YES" Real estate appraisers normally determine the square footage of a home by measuring the exterior of the building. If a home has two floors, the appraiser may just calculate the living space as being twice the size of the ground floor's dimensions. If you have a two-story home with vaulted ceilings, you actually have less usable square footage than someone with an identically sized home that does not have vaulted ceilings. Nevertheless, appraisers typically do not deduct the square footage you sacrificed when you chose to install vaulted ceilings. This means that in terms of usable square footage, homes with vaulted ceilings normally cost more than homes without vaulted ceilings.
