Low-income rental apartments are available in most communities. There are several types of programs that keep the rent affordable for low-income renters. Finding a low-income apartment is not hard, but most do have waiting lists. The waiting list for a low-income apartments depends on its location and it can take anywhere from a month to many years to inhabit one.

How to find a low-income rental

The first step is to contact the local HUD office. They usually have a list of low-income apartments available and can assist in applying for HUD program apartments. In small or rural communities, the local Human Services Department where people can apply for food stamps often has a list of low-income apartments. Some low-income apartment communities advertise in the classifieds section of the local newspaper and in the apartment listings section of the local Craigslist.org bulletin board.

It is a good idea for those interested in an apartment to maintain monthly contact with the property manager in person or by phoning. Some property managers give preference to applicants who show continued interest.

Application process

When attempting to rent a low-income apartment, the applicant is required to provide more information than they would have to for a standard apartment. The rental application is supplemented with requests for bank account information including the name of the bank, account number and copies of bank statements dating back three to six months. Also required is income verification in the form of paycheck stubs and tax return documents. It can take more than a month to process an application, as landlords check credit, rental references, verify income, and ensure that all the required information was submitted. There are strict federal and state guidelines that determine eligibility for low-income apartments and the landlords must process all the information or they could suffer consequences.

Although it is time-consuming to apply for low-income housing it is a worthy venture for families who are unable to otherwise afford it. Interested parties can contact local government agencies for assistance.
