Real Estate Dictionary:

Appraisal Date

In an Appraisal Report the date to which the value applies.
Example: Some property was condemned by the government for use as a park. The government and the former property owners hired Appraisers to value the property as of March 13, 2005, because that was the Condemnation date. The appraisers used that as the appraisal date for their reports, and estimated the value based on market conditions as of March 13, 2005, although they were hired several months later.
