Law Dictionary: Bargain and Sale

A contract, or deed in the form of a contract, which conveys property and raises a use in the buyer thereof; by operation of the Statute of Uses, such contract or deed is also effective to transfer title to the buyer. See 137 S.E. 744, 745. Absent the inclusion of a "covenant against the grantor's acts" this deed lacks any guarantee from the seller as to the validity of the title. Compare quitclaim deed; warranty deed.
