Defect in Title

Any recorded Instrument that would prevent a Grantor from giving a Clear Title.
Example: A Mechanic's Lien that was recorded against the property when it was remodeled was a defect in title. The grantor had to clear the Lien by paying the amount due the electrician who filed the lien.
