This is a list of the largest shopping malls in the United States of America and its territories based on total square feet of retail space (gross leasable area). The list is based in part on information provided by the International Council of Shopping Centers and by the Department of American Studies at Eastern Connecticut State University as part of its Shopping Mall Studies.[1]

Notes

The Mall of America is the largest mall in the United States in terms of floor area, but due to Nickelodeon Universe the mall has less retail space available than King of Prussia Mall.

The King of Prussia Mall in King of Prussia, Pennsylvania consists of three connected sections on one contiguous piece of property: The Plaza, The Court, and The Pavilion (a former Strawbridge & Clothier (A&S)). The Court and Pavilion are in two sections of the same building. The Plaza building is connected to the Court/Pavilion building by a covered walkway across the parking lot. The Plaza and Court are owned by one company, and the Pavilion is owned by another company, but the entire complex is managed by a single company.

South Coast Plaza in Costa Mesa, California consists of two sections on adjacent pieces of property, divided by Bear St., a public thoroughfare. The two buildings are connected by a pedestrian bridge over Bear St.

Tysons Corner, Virginia has two malls — Tysons Corner Center and Tysons Galleria — separated by a major thoroughfare (State Route 123). The two properties are neither contiguous nor adjacent, as their closest anchors are one-quarter mile apart. The two malls have over 3.2 million ft² (300,000 m²) of gross leasable area between them.

Scottsdale Fashion Square has two large shopping areas — the mall itself and Scottsdale Waterfront. They are adjacent but separated by a road, so only Fashion Square information is included.

The Eastwood Mall in Niles, Ohio was formerly on the list. The mall has reported grossable lease space for the entirety of its complex including surrounding properties to the ICSC. The Directory of Major Malls reports 1.6 million of grossable lease space enclosed within the mall proper, making it ineligible for inclusion.[citation needed]
