The smallest building lot area allowed in a subdivision , generally specified by a zoning ordinance . The requirement effectively establishes the maximum building density for the subdivision.


Example: Baker owns land that is zoned “R-4.” If Baker develops the land, it must be used for residential purposes and lots must have a minimum lot area of 1
⁄ 4
acre.
