Quiet Title Suit

To settle a controversy. For example, a lawsuit to quiet title to a piece of property can be undertaken when one believes oneself to be owner of a tract of land. If such is proven, one can legally extinguish claims of those who falsely assert ownership. A suit to quiet title enables the rightful owner to transfer clear title to the property. Historically, such lawsuits have been used to extinguish claims of a squatter on property.

 
 
Real Estate Dictionary: Quiet Title Suit (or Action)

A suit in court to remove a defect, Cloud on the Title or suspicion regarding legal rights of an owner to a certain Parcel of Real Property.
Example: In an action to quiet title, the landowner of record brought the Adverse Possessor to court, which required him to establish his claim or be forever barred from claiming the property.
