Redwood Trust, a real estate investment trust (REIT), is growing a forest of real estate mortgage assets harvested in the form of real estate mortgage loans and mortgage-backed securities. The REIT trades mainly in jumbo single-family residential loans (those with balances over $417,000). Historically, Redwood also has invested in commercial real estate loans. The company has a total loan balance of some $114 billion in residential real estate loans and has investments in about 8% of the nation's jumbo loan market. Redwood acquires assets throughout the US and had an emphasis on California and Florida. However, the continued housing market downturn has forced Redwood to branch out more to the Midwest.
