An encumbrance on the title to a property to preserve it in a more-or-less natural or undeveloped state. See easement.Example: Smith owns a house with a view of the ocean. Snyder owns the property between the Smith house and the beach. To preserve the view of the ocean, Smith purchases a scenic easement to Snyder's property. Snyder is then prevented from developing the property in such a manner as to obstruct Smith's view.
