I have an 02 Maxima with 182,000 miles and never replaced my timing chain. My mechanic said that a chain will not wear like a timing belt so you get a longer life out of it.
Regulator is mounted on the back of alternator. It is replaceable if you can find parts. Brushes are there also.
Maxima is a excellent car, but before you buy it, ask for Maintenance log book (history) of the car, or take it a certified Mechanic for inspections.

Most electronic devices have maximum voltage or current ratings, so if you exceed these maxima, you can expect them to breakdown...ie: Malfunction. Most breakdowns are permanent, so removing the excess voltage or current will not cause them to recover.

most of the time it's dealer only. You may find a corner mechanic that may have a diagnostic tool to cancel it but it's pretty rare.

take it to the Nissan dealer like I did with my 93 altima with heads up display. The first mechanic that tried, suggested this, and it works fine now.
