Vehicles travels paths and terminal facilities, roads and mass transit systems are expensive to build and maintain, the tax-base which is the number of people, who must support them. The more people in a city, the more Vehicles, The more parking space required.
3) Commercial Land Use: About 50% of cities land use is for business. Most cities started with a central downtown business. With the growth of outlet malls like Wal-Mart downtown business are having hard time competing.
4) Industrial Land Use: About 6% is used for factories usually located along the railways or along water ways of the city.
5) Institutional Land Use: 10% is used for schools, hospitals, government buildings, and churches.
6) Recreational Land Use: 7% of land is used for parks, playgrounds, Golf courses, and etcetera.
