A lease is a CONTRACT, between you, the tennant, and the property owner, that sets out the rules for both sides to follow, for the duration of the contract.

No change can be made without the consent of BOTH parties, under law, and if YOU break the terms of the contract, you can be held accountable for damages, and or the remainder of the contract payments, such as the remaining monthly rent payments, until the contract is up, or the premises are occupied by a new tennant, who is paying rent to the owner.

The owner may also be able to go after you for the cost of any legal actions, such as eviction notices or advertsing to find new tennants, as well as the cost of repairs to the unit that you caused, or cleaning up the mess you left behind.

The owner is also able to put your name on the "bad tennants " state or national computer list that future property owners check to see if you are good or not, as a possible tenant. It is perfectly legal for a owner to refuse to rent to "bad tennants" . And your credit record will also show this information, which will affect your ability to get a loan, for whatever purchase, in the future. That stays on your credit record for 5 years.

This is not an infraction that is punishable by being put in jail. However, you may have difficulty renting again if you leave without notice. As long as you pay the amounts dictated by the lease, you will be free and clear.

A lease is a binding written contract between a landlord and tenant. A standardized lease generally has a provision for early termination. The tenant pays three month's rent to the landlord to cover the interruption of his income and for his reasonable costs in cleaning and repairing the unit and searching for a suitable new tenant.

In Ohio, the person who failed to meet their portion of the lease is responsible for their portion of the lease. IF you are MARRIED to the other person, then the court may find in the favor of the leasing agency and MANDATE that the other lease holder pay for the debt of the lease. UNMARRIED lease holder who DID NOT break the lease, may have grounds for discrimination if the other person is not the same sex as the other person. The agency MUST attempt to gather the debt of the lease from the one who broke said lease.

Yes. But as with any contract, you could face a penalty if you break your lease.

If you must break your lease, the key is to avoid -- or at least limit -- a penalty from your landlord. The chances that you'll have to pay a penalty depend on the situation.

It all depends on the terms of the lease, how much you got screwed on the purchase price and how much trade in the vehicle is worth. Many people don't know this, but you can negotiate the purchase price on a leased vehicle, and if you don't, you --will-- get screwed at lease termination time. The best way to find out the answer to your question is to take your car and paperwork to a dealer who has the car you want.

Yes, this is possible. Sometimes there are early termination penalties, but after all, if you want a new car, then Honda wants you to have it too.

I am living in an apartment community in Costa Mesa. This is a big apartment community owner, and have hundreds of apartment communities.

I am moving to a different state and wanted to check what would be the consequences if:

- I don't pay the lease break fee and move out

- I don't pay the apartment community the discount (two months' rent off) that they gave when I signed the lease for 15 months

Will they be able to:

- Freeze my bank accounts

- Hold/seize on my federal tax return

- File a criminal case against me?

It depends on your lease contract. More than likely your landlord will report to credit agencies that you have defaulted on your lease and you will subsequently have a huge ding on your credit score and have a very hard time getting anyone else to rent you an apt or loan you money for a house.
