Empire State BuildingAlthough I can't back this up, my understanding is that it escaped bankruptcy thanks in part to the promotional efforts of Al Smith, the former NY governor and the president of the building project. In addition to bringing in tenants, he helped sell it as a tourist attraction.

  • Just barely. The building was hardly occupied (some sources say no tenants above the 38th floor, some say 22nd) and got the nickname "The Empty State Building." Al Smith deserves a lot of the credit for keeping the building solvent, using all his political skills and charm to promote the building, get tenants, and beg the creditors to hold off. But another big factor was the observation deck, which provided more than half the building's revenue in the '30s, and made it the most popular building in New York.
  • Sadly, Al Smith passed away in 1944, just a few years before the building finally achieved full occupancy and solvency in the era following WWII.
