There are a number of things that can happen depending on the sercumstances, lightning takes the shortest route to the ground, so if there is a lightning rod on the roof it would travel a safe path to the ground. It can tear through the roof to find a route to the ground. It would travel in metal first before wood, as in a Plumbing pipe, or a metal rain gutter.

If the building has lightning rods, probably nothing, as the lightning will follow a path to the ground. If lightning strikes any building without lightning rods or some other method of grounding the lightning, the activity of the lightning would be pretty much unpredictable. It could do nothing, or it could cause a lot of damage, including fire, and injury to the people inside and outside.

They put metal rods on the top of the building. There is wire that leads from the rod and is buried underground which attracts lightning and conducts in discharge away from the building and into ground.

Well.. This question is pretty general, it all depends on what type of building they are in. Most modern buildings have a lightning rod, or some sort of lightning diversion method. So the electricity travels harmlessly into the ground through a wire and the people inside are completely unaffected.
