Your monthly assessments pay bills for services to the entire community. These bills include master insurance policy premiums, payments to reserves -- the savings account being set aside for major replacements, such as roofs, windows, and so forth -- and more. You can request a copy of the association's annual budget, and a copy of the budget narrative -- a description by line item detailing how the budget numbers were developed and how the association plans to spend the monthly assessments through out the year. In order to formally object to the proposed budget, a group of owners -- usually more than 50% and often 67% or more must object to the published proposed budget at the budget ratification meeting.
