best advice i can give: forget about the no money down deal, this just shows you how to keep one step ahead of your debt. taking equity out of property to "make your millions in the bank" is nothing more than taking out a loan, to pay for a loan, which paid for a loan. I know it might not make any sense at first but read that last line again. Next don't start without having money set aside to pad you for unexpected expense. The best way to get involved and practice is to attempt to set up deals, make offers, search for bargains. With a no money down deal does not go as there not money being put in a deal, it only mean that it not the person that bring the parties together. You are the bird dog and earn money every time you find good deals for people that want to own investment properties.
