The Seine River flows directly in front of the tower under the Iéna Bridge which you can see from the tower. Behind the tower, you can see the Champ de Mars, a large park, with the École Militaire (a military school) at the other end. You can also see the rolling hills with its trees and buldings scattered over them.
The Eiffel tower is 324m high which would give a theoretical distance to the horizon ( if the surrounding land was perfectly flat) of 64.9km.
However, the highest observation platform is at 276.1m which gives a 59.9km distant horizon. The actual distance varies depending on the relative level of the ground in the direction of view, and the atmospheric conditions, weather etc.

The official website states that the flooding lights on the top could be seen as far as 80 kilometres away; there is no indication regarding the "regular" lighting.

Due to the Earth curvature, you cannot see the Eiffel tower from as far as London. The Eiffel tower is taller than the London Eye, but at the top of it the farthest point you can observe, using a telescope on a clear day, is 90 kilometres away (woods in the direction of Rouen, downstream the Seine valley).
