Perhaps images or even descriptions of the natural inhabitants, such as birds and squirrels would make your pamphlet appear more attractive. Available parking areas and proximity to main thoroughfares are always a hit with those of us who brave the traffic patterns. Walking and/or biking trails with breathtaking views and lots of shady areas during summer go over well also. Landscaped garden areas and possibly an invitation to make a small plot available for a 'community vegetable garden' might be nice, too. The kids today may want an area in which to rollerskate.
