I can't speak for all of Latin America, but in Panama the houses are usually concrete block with a tile or metal roof. They tend to be smaller than in the US. Kitchens are often small and enclosed, not open to the main living areas. Hot water Plumbing is rare although you'll often find two faucets on the sinks and showers, but both serve up unheated water.

Covered porches are common. In fact, a deeper porch indicates a wealthier or higher status family. Many people use the porch instead of a dining room or living room because it's cooler than inside the house.

Many houses also have built-in hooks on the porch for hammocks. There's nothing like swinging or napping in a hammock during the hottest part of the day!

It's unusual to find screens on the windows and doors.

If there's air conditioning, it will be first in the master bedroom, then in the 2nd or 3rd bedrooms. I've never seen central air conditioning in a house here.
