Explain your situation to the landlord or management company. Often, they will be able to find another tenant and let you out of the remainder of the lease. The other option is to find someone to take over your lease, or sub-let.

In some cases, such as the landlord demands you leave the property on the 30th, and still expects rent if you reside there on the 1st, the landlord may even be liable for housing costs associated with improper termination of the lease (such as having to stay in a motel for a few days to secure new, safe, reliable housing). You may even be entitled to lost wages if this required you to take time from work to secure new housing.
