The development of each area decided what it would do. In southern states the land was perfect for large plantations and crops. In the northern states the land was rocky and couldn't have larger areas to grow crops so they developed industries and small farms of cash crops. Shipping was also important in the northern and middle colonies. Two lifestyles developed in these states (even today the echoes of that time still shows different views of lifestyle) . This is why the industrial revolution affected some states and not others.
