My understanding is that you are still responsible for any unpaid amount of rental money you owe(d). You are responsible for the rent for the time that you lived there. Once the owner finds a new occupant however, they cannot hold you liable for anymore rent. It is illegal to collect rent more than once on any single residence being rented out. But until the owner finds a new tenet, you are still liable for rent on the unoccupied apartment for the time period specified in your contract.

One month into lease one co-tenant moves out does this void the original lease?

Of course not. A lease is a legal contract that is enforceable in court. Moving out doesn't terminate the lease. When you sign a lease you are responsible for the full duration of the lease. You may need to sue your co-tenant. You should consult with an attorney or with a landlord-tenant agency in your town.

Can your landlord change the amount of the rent after a year just by telling you on the phone what he wants when you signed an agreement a year ago?

It depends on the term of your lease. If you had signed a one year lease, an additional year may be offered at a higher monthly rate. If you had signed a longer term lease, the landlord cannot increase the rent during the course of the lease unless specifically permitted in the lease.

Can a landlord make you sign another lease one month after a lease was already signed?

Oddly enough, it depends on the term of the lease. If it's a month-to-month tenancy then yes, he can. If not, the lease is effective at time of signing and may not be changed without mutual consent.
