Simply by doing evil things. I consider "selling your soul to the devil" as symbolic for doing any evil things (things that harm others, mainly), with the hope of getting a short-term benefit. Because, if you do that, you may indeed get a short-term benefit - but at the same time, you are harming your soul, and this may very well have negative effects in the afterlife.
