Theoretical yield is how much product it is possible to obtain, based on a chemical equation. The actual yield is how much product you ACTUALLY obtain from an experiment. Comparing them is important because they can point you toward improving your technique to maximize your yield (which is the usually something to strive for), and it can give you a maximum yield you can expect for a particular experimental technique.
