I'm sure there is an exception somewhere, but generally, no one will sign a contract (like a rental agreement) with anyone under 18 because it's very difficult (maybe impossible?) to enforce it.

How old do you have to be to get a apartment in Minnesota?

You must be 18 years old or emancipated to enter into a legal contract. A rental agreement would be a contract. You may be able to enter into it with a co-signer, usually your parents. If you are below 18, the owners are taking a risk on you that may not be sound.

Can a landlord keep first and last months rent even if you did not live on the property in MN?

Ah, the age old issue of "I didn't live there, you shouldn't get to keep rent." The issue with this logic is that it forgets that the landlord cannot re-rent the apartment during your tenancy. So even though you did not live there, you occupied the space contractually, thus preventing the landlord from opening it to others. So, yes. A landlord can keep your first and last months rent even if you did not reside in the property. As an example, imagine a rental car. You go out and purchase a rental car for 7 days, but for 7 days you never drove it. Would it be fair to say "I shouldn't have to pay you because I didn't drive it?"

How does a person start to rent homes?

A person must first reach the age of eighteen to rent any kind of property. Legal requirements and age restrictions vary from country to country, but the tenant must always maintain a certain standard of behaviour when renting the property, ie, not performing any illegal activities in the property. Also, rent requires money, and in most cases, a deposit will be requested by the landlord before the property can be rented.
