If your name is on the deed, no. A life estate would serve no purpose as long as they can't sell it without your approval.

If your parents have signed over their house to you but have lifetime use can they still pay for repairs?

In this case, parents have actually transferred a remainder interest and retained a life estate. A life estate is a bona fide form of property ownership. As such, they can certainly pay for repairs and make improvements. They can even sell their life estate, however, the buyer of the life estate is divested upon the death of parents.

Can a life estate holder sell off assets in home?

The life estate is typically attached to the real property (the land/house) only. The goods in the house are distributed according to the will and normally, the expectation is that the person receiving the life estate has the goods in the house already. Example, mom gets a life estate in the house after dad dies. Mom inherits everything in the house from her husband and can do what she wishes with it, including sell it, unless the will specifies otherwise.

Can a house in a life estate be sold?

Generally a life estate entitles the beneficiary to all property rights except the right to sell or otherwise transfer the fee in the property. It cannot be defeated by the conveyance of the property. If the house was sold the buyer would acquire it subject to the life estate. If the life estate holder desires to relinquish the life estate in order to sell the property then she/he may join in the deed of conveyance and the life estate will end.

How can you reverse a life estate deed back to parents?

My mother died in 1998 and left her house to her 4 siblings She gave her then husband not father a life estate in the house Would him getting married again cancel this life estate Thank you Mike Niels?

If your mother granted her husband a life estate in her will the language of the grant would need to be examined for any limitations. If there was no provision made for the life estate to expire upon his remarriage then it lasts for the duration of his life.

Can life estate be reversed when sold house to daughter the attorney gave mother-in-law a life estate written on the new deed without having the agreement to the life estate signed by mother-in-law?

Your question is extremely hard to follow. Generally a life estate cannot be "reversed". The attorney isn't the one who grants a life estate. The owner of the property grants it in the deed. If the mother-in-law owned the property and conveyed it reserving a life estate for herself it can't be reversed. Generally, the recipient of a life estate doesn't sign the deed "in agreement". For example, Sally can grant her property to Sheila for life and the fee to Tom and Jerry upon Sheila's death. Sheila wouldn't be required to sign that deed. A life estate isn't considered an agreement. You should discuss the life estate with an attorney to determine the rights and obligation of both parties.
