Well great question, the simple answer is that in order to list property on the MLS you need to be an agent, but the great news is that there are an increasing number of brokers that specialize in listing properties on the MLS and Realtor.com for a flat fee or for a reduced commission, hence the reason there called Flat Fee Brokers or sometimes referred to as Limited Service Brokers.

Now here is where it can get some what tricky and rather costly if you don't know where to go for such services. Word to the wise; I would recommend that you don't use such sites as Owners.com and Forsalebyowner.com. The reason being that they are not real estate brokers, therefore they do not have the ability to list your property on the MLS. Rather they are an online referral site, meaning once you sign up with them, they're going to refer your listing over to an actual broker in your area. There is nothing particularly wrong with such a practice, besides the fact it adds cost as you probably can imagine.

As far as having access to information about properties that have sold and for how much; I am assuming you want such information as a means to find out the current market value of your own place, or to what is referred to as a CMA (Comparative Market Analysis). The simplest and most efficient way to accomplish such a desire is to pay an agent to conduct one for you. Many times Limited Service Brokers will offer such a service for a flat fee.
