How do theaters get films for the movies?

If a website is showing films that are still in theaters, they are breaking copyright law.
Loews Theaters was founded in 1904 by Marcus Loews and Brantford Schwartz in Cincinnati Ohio. To provide good films to the theaters they founded MGM pictures in 1924.
No recent films will be coming soon not that I know of.
