Most apartment complexes and rental properties make tenant screening a standard phase of their application process. Tenant screening is the examination of potential tenants by the landlord, apartment manager or other rental property owner. The results of the screening are used by the management to determine whether a potential tenant is a suitable candidate for tenancy. These results are prepared by the tenant screening company in a properly formatted report which we call Tenant Screening Report. It includes the following things about the prospective tenant's credit history, address history, eviction background and previous criminal activity.
This depends on if the information is correct. If it's not correct you need to determine how it got there. If someone has been using your name, or if the person is your namesake, you need to fill out an affidavit at the Clerk's Office which states you are not the person who was sued. If the report is part of a credit report which was obtained then you need to dispute the entry with that credit bureau.
You can't do that. If you evict a tenant that's a matter between you and that tenant. If you evict him and win, other rental property managers that use tenant-screening services will usually pick up on that eviction. If your apartment complex belongs to a property management group then that group will pick up on evictions by their properties.
No need to do any reporting. When the eviction judgment was entered, the credit bureaus update their files and will put this on the defendant tenant's credit file.
Most people know if they have been evicted. It is a court procedure and they receive a summons. If this is not the case, it Is possible to check with the court in which you believe the eviction occurred. It is also possible to check your credit report,
Any tenant can be served an eviction notice. An eviction notice starts the court process to remove an occupant from the premises. In addition to the court process, a landlord may report the tenant to NoPayTenants.com.
Evictions are not placed on credit reports. However, if expenses related to an eviction are sent for collections, that will be reported. Also there are tenant screening lists where an eviction can be reported and might create a problem in obtaining future housing.
