If you have a single line phone you simply attached the colored wires to the matching colored screws on the wall plate. You only use the red and green wires for a single line phone. Do not cut off the yellow and blacks, simple lay them back and wrap them around the phone line. This will allow you to use them in the future should you go to a 2-line phone or get DSL.

Leased Line refers to a type of telephone circuit. It is not used much anymore. This is a continuous telephone line between two locations. It is always on, you do not dial a number as with a normal phone line. Leased Lines are used to monitor fire and burglar alarms and for low-speed data transfer.
