It depends on what copy or version you get; the paperback is 272 pages while the hardcover is 256 pages. This is due to the text size- the content does not differ from one book to another.

Depends on which copy of the series you have. Originally intended by tolkien as one book, it was soon split up into three books: The Fellowship of the Ring, The Two Towers (which has 323-327 pages), and The Return of the King (which has 412 pages), with the Hobbit as a prequel and other books like the Silmarillion as side stories. My LOTR set has 1,135 pages altogether.
