Nissan does not install a gasket between the tstat housing and the tstat cover for this application. Use the appropriate liquid gasket sealant instead. The thermostat is located at the front of the engine, behind the water inlet from the lower radiator hose. It should not be confused with the water control valve in the water outlet housing that is located at the rear of engine..
Many factors involved here; brand of tstat, branch pressure (depending what the tstat is actuating) DA?, RA?, day/night combination stat? ....... which one do you have? -Joe
Read the instructions that are in the new tstat box.
Your fan relay is stuck or you have a bad tstat. Check your auto fan (summer fan switch ) on your furnace if equipped. Mostly older oil furnaces.

The thermostat on a 2001 Nissan xterra is located next to the bottom radiator hose.
The tstat is between the engine and the radiator cap. Unbolt the tstat housing from the engine block, scrape off the old gasket and take out the old tstat. Be careful not to let anything fall into the engine. I put a paper towel in the hole while I'm scraping off the old crap. Put in the new tstat and make sure it is going the same direction as the old, and make sure it is flush with the engine block. Use some high pressure grease and bolt it all back together. I would change the cap too. You'll also need gasket sealant and of course (if you follow the directions above) a new gasket, otherwise, you'll spring a leak!

sounds like problem with tstat programming.
REMOVE LOWER RADIATOR HOSE AND REMOVE THE TWO BOLTS HOLDING THE FLANGE TO WATER PUMP HOUSING AND TSTAT IS RIGHT THERE
