Normally in the United States when a property seller lists his/her property, the contract calls for a percentage of the eventual selling price to be deducted from the seller's proceeds as the sales commission. None of the commission is added to the buyer's costs. The most standard deal is probably a 6% commission deducted from the seller's proceeds and split half-and-half between the selling side and the buying side, so the buyer's agent would get 3% of the selling price.
Everything is negotiable. The percentage can be changed (say 5%) the split can be changed (say 3%/2% to listing agent/buying agent), and concessions can be negotiated. Either agent may credit back part of his commission to the seller or to the buyer, or agree to pay certain items out of their commission, in order to close the deal.)
