The landlord could give a notice of 14 days to either correct a violation of the terms of the lease or to move out. Finally, the landlord must give at least 30 days' notice to vacate before the lease expires or before the next rent is due on an oral lease.

Note that in the USA a landlord cannot personally force anyone to vacate a property; they must sue in court for repossession, known as an "eviction" and obtain an order for the local law enforcement agency to physically remove the occupants. The lawsuit cannot usually be filed until the day after expiration of the required "notice" for the alleged violation by the tenant.
