By frozen water, I guess that you meant water at 0 degrees Celsius, compared with water at the room temperature of 25 degrees Celsius. The densities are 999.8395 kg/m^3 and 997.0479 kg/m^3, at 0 and 25 degrees C, respectively. In the US, one gallon is equivalent to 231 in^3, or 3.79 L, or 3.79E-3 m^3. The weight difference = (999.8395-997.0479)*3.79E-3 kg = 0.0106 kg = 0.023 lb.
The number of pounds in a gallon of water changes with temperature. At 100 degrees Celsius, there is about 8 lbs. per gallon of water. So with one thousand lbs. of steam, we would have around 125 gallons of water.

According to the Wikipedia entry for propane, liquid propane has thermal energy 91,600 BTU per gallon. So 1 therm which is 100,000 BTU will correspond to 100,000/91,600 gallons, result = 1.092 gallons.
Usually when you purchase a water heater for the aquarium, It keeps the temp between 72-78 degrees. I have a ten gallon tank with a heater in it and have never had a problem.
It is not the square feet that determines the size water heater you need it is the demand. The more people who live in the home the higher the demand on the water heater to produce enough hot water. 1-3 people requires a 40 gallon water heater 4-6 people requires a 50 gallon water heater Of course you can make do with a 40 gallon water heater with a family of 4 or more but you will at times run out of hot water. Even if there are only 1 or 2 living in the home do not buy a 30 gallon water heater. You save very little money and may run out of hot water. But at least a 40 gallon.

Most tankless hot water heaters are electric. I've never heard of a propane one.
