Yes it is a real place but it was never called skeleton creek or linkford it was called sumpter valley. The videos take place there but the videos are fake the place they took the videos are real. the dredge is also real so was old joe bush. ryans father was a real person too. there are sightings, stories, etc. on the ghost of old joe bush .

However, the book has codes for online videos that are pretty scary, particularly the video "CARLKOLCHACK". The book doesn't make 100% sense without the videos, and the videos don't make sense without the book. So, in a short answer, the book isn't, but the videos CAN be.
