Is a roof allowed to cross a neighbors boundary?

Basically, land ownership known as fee simple title, is considered to extend to the center of the earth blow the property lines and the top of the sky above the property lines. Therefore, improvements such as buildings can not extend beyond the limits of the property on which they are located. Most communities have building/zoning regulations requiring setbacks - a minimum distance from the property line which no structure or any part thereof can encroach upon - which generally makes the question of a roof extending across property lines moot. However, in the event there is no zoning or if an exception is granted, a roof still can not extend across the property line unless the adjoining landowner grants air rights which allow the above-ground encroachment.
