The name of the borrower should be correctly stated on the loan documents. It should match the name of the owner of the property that is being financed. The borrower should not sign another name because of the lender's error. That would make the error worse.

I resently discovered that Aug 2003 my dad's name was removed from the deed on his property. My stepmom has power of attorney. Was his signature needed for this?

If the power of attorney (POA) was correctly drawn up, if the signature is valid and other legal things then your step-mother is entirely within her rights. In some ways that is what you father agreed to when he gave up legal control. In many transfers the POA is checked to make sure the person signing the transfer documents appears to have the power to do so. They may or may not have obtained title insurance to protect the transfer. I would speak to a lawyer to see if there are any issues or reasons to believe that the transfer is invalid. Your father's signature is not needed on the title documents if the POA is valid.

What is Jeff Nelson's wood inlay signature?

I have a Jeff Nelson marquetry piece - a trout rising to a mayfly. The signature on the piece is the last name nelson and possibly the capital "N" is drawn so the right post of the "N" creates the letter J. The signature is embossed in to the wood probably with a little heat to "brand" the wood.

If you die how can you give your minor children custody to some one?

This would be considered appointing a legal guardian and can be listed in your will as well as in separate documents that deal specifically with the custody issue. This should definitely be done with the assistance of an attorney and preferrably the parents and potential guardians should be involved in having the documents drawn up and filed.
