OK the fact that a married man has a mistress at all is a sign he has feelings for her.
ANSWER:
I guess married men will be different to what they feel towards their mistress. But I will use my experience and what I had notice from the man that I married. First of all he told me that he can't never have sex with a woman without feelings, so it means that I will not worry that he can get every woman that he meet. What I had noticed from him was he have this look, a happy look that I never seen from him even when we just met before we got married. How do I know that he loves this other woman, the most outrageous behavior he had was for 2 months he called her 24/7 and never concerned about getting some sleep. He will call her first thing in the morning before he can start his day. At night he will be in his office talking to her till morning hours. And if this is not love, I don't know what is. I did compared the time that we had together while dating, after we got married, and the answer he told me was there's no cell phone then and when he called his always worried about bills.
Our daughter mentioned that her dad is making himself look good for me, to impress me but he wasn't. This man that I married knows how to be affectionate to this married woman, (was married but now divorce) but I never seen it from him when we were newly wed. I could tell you what I saw from the man that I married but I think this will cover what you need to know.

The husband: starts to work late frequently, perfume scent on chothing, unexplained phone calls, less interested in sex with wife, takes more outings alone, physical evidence (hair strands, condoms, semen stain in boxers)
