Mars has a thin atmosphere which is very dry and high speed winds develop on Mars. We also know that these winds pick up fine dust from the Martian surface and transport this round the planet (we have seen this happen in out telescopes).
We know on Earth that when this sort of event (desert sandstorms) happens the interaction between the wind and the planet's surface causes eddies and that these slow the wind locally. When the wind slows, its load (the Martian dust) is deposited. These deposits are Mars' dune features.
